Terms of Service

By scheduling an inspection or using the Reliable Inspections website, you agree to be bound by these Terms of Service. Please read them carefully before engaging our services.
Scope of Inspection Services
Reliable Inspections provides visual property inspections in accordance with the standards of practice established by InterNACHI and the Commonwealth of Kentucky. Our inspections are limited to observable conditions at the time of the inspection and do not constitute a guarantee, warranty, or insurance policy on the property or any of its systems or components.
Inspections do not include areas that are inaccessible, concealed, or not readily visible. We are not responsible for conditions that could not be discovered through reasonable visual inspection.
Scheduling and Cancellation
Inspections are confirmed upon receipt of payment or a signed inspection agreement. If you need to reschedule, please notify us at least 24 hours before your appointment. Cancellations made within 24 hours of the scheduled time may be subject to a cancellation fee.
Payment
Payment is due at or before the time of inspection unless other arrangements have been made in writing. We accept major credit cards and electronic payments. Inspection reports will be released upon receipt of full payment.
Inspection Report
Your inspection report is provided for your personal use in evaluating the property. It is not intended for use by third parties and may not be transferred or relied upon by anyone other than the client named in the inspection agreement without our express written consent.
Reports are delivered digitally within 24 hours of the completed inspection. We retain reports for a minimum of five years.
Limitation of Liability
In the event of a claim arising from our inspection services, our liability is limited to the fee paid for the inspection. We are not liable for consequential, incidental, or punitive damages of any kind. Any claim must be submitted in writing within one year of the inspection date.
Dispute Resolution
Any dispute arising out of or related to these terms or our services shall first be submitted to non-binding mediation in Kentucky. If mediation does not resolve the dispute, the parties agree to binding arbitration under the rules of the American Arbitration Association. These terms are governed by the laws of the Commonwealth of Kentucky.
